{"id":8439,"date":"2026-05-20T09:00:11","date_gmt":"2026-05-20T09:00:11","guid":{"rendered":"http:\/\/www.turkuazymm.com.tr\/?p=8439"},"modified":"2026-05-20T09:00:11","modified_gmt":"2026-05-20T09:00:11","slug":"milli-emlak-genel-tebligi-sira-no-425","status":"publish","type":"post","link":"http:\/\/www.turkuazymm.com.tr\/?p=8439","title":{"rendered":"Milli Emlak Genel Tebli\u011fi (S\u0131ra No: 425)"},"content":{"rendered":"<p><a href=\"http:\/\/www.alohaber.net\/wp\/wp-content\/uploads\/2019\/03\/cevre-sehircilik-logo.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-13233\" src=\"http:\/\/www.alohaber.net\/wp\/wp-content\/uploads\/2019\/03\/cevre-sehircilik-logo.jpg\" alt=\"\" width=\"80\" height=\"80\" \/><\/a>Mevzuat&#305;n Ad&#305;: Milli Emlak Genel Tebli&#287;i (S&#305;ra No: 345)\u2019nde De&#287;i&#351;iklik Yap&#305;lmas&#305;na Dair Tebli&#287; (S&#305;ra No: 425) 19 May&#305;s 2026 Tarihli Resmi Gazete Say&#305;:&#8230;<\/p>\n<p>&nbsp;<\/p>\n<p><!--more--><\/p>\n<p>&nbsp;<\/p>\n<p><em><strong>Mevzuat&#305;n Ad&#305;:<\/strong>\u00a0Milli Emlak Genel Tebli&#287;i (S&#305;ra No: 345)\u2019nde De&#287;i&#351;iklik Yap&#305;lmas&#305;na Dair Tebli&#287; (S&#305;ra No: 425)<\/em><\/p>\n<p>19 May&#305;s 2026 Tarihli Resmi Gazete<\/p>\n<p>Say&#305;: 33258<\/p>\n<p>&#199;evre, &#350;ehircilik ve &#304;klim De&#287;i&#351;ikli&#287;i Bakanl&#305;&#287;&#305;ndan:<\/p>\n<p><strong>MADDE 1-\u00a0<\/strong>4\/7\/2012\u00a0tarihli ve 28343 say&#305;l&#305; Resm\u00ee Gazete\u2019de yay&#305;mlanan\u00a0<strong><a href=\"https:\/\/www.alomaliye.com\/2012\/07\/04\/milli-emlak-genel-tebligi-sira-no345\/\">Milli Emlak Genel Tebli&#287;i (S&#305;ra No: 345)<\/a><\/strong>\u2019nin\u00a09 uncu maddesinin &#252;&#231;&#252;nc&#252; f&#305;kras&#305; a&#351;a&#287;&#305;daki &#351;ekilde yeniden d&#252;zenlenmi&#351;tir.<\/p>\n<p>\u201c(3) Hak sahipli&#287;i kesinle&#351;en ancak sat&#305;&#351;&#305; m&#252;mk&#252;n olmayan ta&#351;&#305;nmazlara kar&#351;&#305;l&#305;k olmak &#252;zere hak sahipleri taraf&#305;ndan talep edilmesi halinde, genel h&#252;k&#252;mlere g&#246;re de&#287;erlendirilecek 2\/B ta&#351;&#305;nmazlar&#305;ndan &#246;ncelikle ayn&#305; il s&#305;n&#305;rlar&#305; i&#231;inde bulunanlardan bedeli hak sahibi olduklar&#305; ta&#351;&#305;nmaz&#305;n rayi&#231; bedeline e&#351;de&#287;er ba&#351;ka bir ta&#351;&#305;nmaz&#305;n do&#287;rudan sat&#305;labilece&#287;i &#246;rne&#287;i bu Genel Tebli&#287;in ekinde (EK-8\/A) yer alan yaz&#305;yla bildirilecektir.\u00a0Ayn&#305; il s&#305;n&#305;rlar&#305; i&#231;inde de&#287;erlendirilebilecek e&#351;de&#287;er ta&#351;&#305;nmaz bulunmamas&#305; durumunda farkl&#305; il s&#305;n&#305;rlar&#305; i&#231;erisinde bulunan ta&#351;&#305;nmazlar&#305;n e&#351;de&#287;er olarak de&#287;erlendirilmesine ili&#351;kin hususlar Bakanl&#305;k&#231;a belirlenecektir. Sat&#305;&#351;a konu edilemeyen ta&#351;&#305;nmaz&#305;n &#252;zerinde ki&#351;iye ait\u00a0muhdesat\u00a0bulunmas&#305; durumunda, bu Genel Tebli&#287;in 17\u00a0nci\u00a0maddesinin ikinci f&#305;kras&#305; kapsam&#305;nda belirlenecek\u00a0muhdesat\u00a0bedeli zemin bedeline eklenecektir. Ancak bu bedel e&#351;de&#287;er ta&#351;&#305;nmaz sat&#305;&#351;&#305;nda ta&#351;&#305;nmaz&#305;n rayi&#231; bedelinden d&#252;&#351;&#252;lecektir. Sat&#305;&#351;a konu edilemeyen ta&#351;&#305;nmaz ile &#246;nerilen ta&#351;&#305;nmaz&#305;n rayi&#231; bedelleri aras&#305;nda en fazla y&#252;zde yirmi fark olabilecektir.
